FREQUENTLY ASKED QUESTIONS

Here is a list of a few FAQ's that we have received over the years.  Please review these general questions incase your answer is found below.

"Wow, the A.L.L. Board has commisioned a new website! Why would you do this and how much of our fees are you using to build this?"

 

That is a good question and we're glad you are paying attention.  Focusing on our dollars, the website is actually free and the development is also free.  All done voluntarily for you. Why? The A.L.L. Board is thinking of new ways to efficiently communicate with our residents and to ensure everyone has the equal opportunty to access information and be kept in the loop.

Noise Complaints: "What do we do if our neighbors are consistently very noisy?"

Unfortuneately the A.L.L. Board and Montgomery Ross has no authority to enforce the city noise bylaw (a bylaw which would supersede our own bylaw in any case). The board can, and has in the past, send a letter to the offending unit notifying them of the complaint(s) and that the victims of the noise are instructed to call the police if the noise continues.  Please know that as an owner your condominium fees do not have any connection to enforce the city noise bylaw.

Here are some suggested steps an owner/resident should follow regarding a noise complaint:

1) If you want an immediate resolution, call the police non-emergency number at 403-266-1234.

2) Regardless of whether you want an immediate resolution, you may submit a complaint to the board for record keeping purposes. The board can then determine if a complaint letter should be sent to the offending unit. See Concerns Form.


3) If the noise is chronic in nature, repeat steps 1 & 2. There are also other potential remedies that can be sought through the Calgary Police Service Community LIason program and the City of Calgary Mediation program. See their respective websites or call 403-266-1234 or 311.

"What do I do if I am being harrassed by a neighbor?"

 

Being harrassed is not pleasant and the law is not always clear on these things.  Arbour Lake Landing is very lucky that we have a strong relationship with the local police and we recommend that you contact your nearest station.  Our local police are an excellent resource to help you find ways to protect yourself and take steps to stop the harrassment. Althought the A.L.L. Board is not responsible for the behavior of the residents, we do ask that you send us an email or notification from our Concerns Form and we will make sure we record the incident for you.  We also recommend that you Do Not engage the individual(s) bothering you. Minimize all communication with the offenders and if communications do happen, ensure everything is in writing and keep a copy .  These best practices will not only be steps in caring for yourself, they will come in handy if you need to undertake legal action agains the offender.

"What do I do if I lose my keys or my parking garage remote?"

 

We know that this is a tough situation for you!!  You can contact Montgomery Ross and make arrangements to to get yourself replacements.  Unfortuneately, you need to know that replacement keys and parkade remotes will be at a cost of a non-refundable $100.  This fee will need to be paid by the titled owner of the requesting unit when they go pick up the replacement items. In short, look after your keys and remotes and either plan for this when renting your unit or hold your tenants responsible. 

"I am having a party/event and I would like to book the Arbour Lake Amenity room. How do I do this?"

 

So you are aware, the amenity room bookings are on a first come, first served basis. You can check to see if the Amenity room is open for the date you want booked by checking our community shared calendar here. Bookings may only be made for Apartment OWNERS. We have developed a new process that has reduced time and paperwork demands. Please read the Booking Rules & Regulations below, and fill out the Amenity Room Booking Form or send an email to ArbourLakeLanding@gmail.com indicating you acknowledge the room rules and regulations as well as your requested date and time. You will then receive your confirmation and printable door sign to your email!

"What do I do when I am moving and I'd like to book the elevator?"

 

If you are moving into or out of the apartment condos, please contact Montgomery Ross a minimum of a week prior to moving. Please know that elevator bookings require a $100 deposit to the Montgomery Ross office (or suitable other arrangement) to secure the code to the key lockbox in each apartment loading dock.

"How do I set up the security camera to my TV?"

 

For anyone with a Shaw HD box, the solution maybe as simple as splitting the cable from the wall and sending a line to the back of your TV. This allows you to simply use your "TV" input to view the cameras. If this doesn't make any sense to you, call your service provider and they should be able set you up
